Rate Policies

• All rates are quoted in Canadian dollars and are based on double occupancy.
• All rates are subject to change without advance notice.
• All rates are subject to a 16% tax (5% GST, 8% PST and 3% AHRT)
• All bookings require a one-night deposit at the time of reservation. The remaining balance is due upon check-in.
• Check-in is at 3 pm, and check-out is 11 am.
• Late arrivals after 6 pm only with prior arrangements with our team.
• No refunds will be issued for unused days or early departures.
• Late check outs may be accommodated at the time of arrival and are subject to a surcharge.

Please text or call us on the morning of your arrival at 1-604-483-9775 with an approximate arrival time. If you will be arriving late, please advise us and we’ll leave your accommodation unlocked with the heat & lights on. 

Payment:  A credit card number is always required to hold your reservation. We accept Visa, Mastercard, Visa or MasterCard Debit, Travellers Cheques or cash as well as a Visa Debit card; no personal cheques. We will take a one-night deposit upon booking; the balance is due upon arrival. Larger deposits may be required for group stays, particularly during the summer months.

Cancellation Policies Cabins & Safari Glamping Tents: Cancellations affect us significantly because of our small size; last minute cancellations do not give us time to rebook the accommodations hence your help is much appreciated. 

One-month advance notice of cancellation is required for a full deposit refund, less a $50 administration fee. Cancellation with less than one month’s notice will result in forfeiture of the deposit. We highly recommend that guests purchase travel insurance.

If notice of cancellation is received less than 30 days the guest will receive a credit voucher for a future stay in any accommodation of your choice based on availability at the time of re-booking. The voucher is valid for 1 year from the date of cancellation. The credit is for the dollar amount that you paid and will be applied to your new booking and related rate.  Depending on the time of the year you re-book the rate may be higher or lower or the same.  

No refund or credit will be given to reimburse for power and internet outages nor if you should decide to leave (days) early/shorten your stay once you arrived.

All cancellations are to be made by phone only (we recommend that you purchase travel cancellation insurance).

Pet Policies

• Oyster Beds recognizes that many guests bring their furry family members along, and we encourage you to do so. However, not everyone is a pet lover, so a mandatory on-leash policy is in effect. Also, we have provided “disposal bags” at various locations on the property.                                                                                                    In all of the accommodations, the following apply:
• Pets cannot be left unattended in any of the accommodations unless in a secure location.
• The owner will supply their own bedding, food, and water dishes.
• Pets are not permitted on any of the furniture.
• The owners assume full responsibility for any damage caused or excessive cleaning as a result of the pet staying in the accommodations.
• An additional charge of $25/night will apply to all accommodations.
• Pets must be on a leash at all times while on the property – there are endless trails within minutes 
• We provide doggy poop bags, please “scoop up” after your dog. 
• Please do not rinse off sandy pets in the showers. The sand clogs the sceptic tanks. 

Cleaning & Damage Policies

• All accommodations are non-smoking. This policy is enforced with a $300 fee.
• If you require light housekeeping, an extra charge of $25 will apply on your account.
• Any damage caused will be charged directly to the guests’ credit card.
• We take pride in the cleanliness of the Resort. Please treat it as your home and clean up for the next guest rather than having an excessive cleaning fee added to your credit card.
• Out of respect for all our guests, the Resort employs a “quiet-time” policy between the hour of 10 pm and 8 am. 
• Smoking is only allowed on the outside of the premises where we have designated seating for our guests who like a cigar or smoke.

General Polices to Note

The following rental policies have evolved over a number of years of managing hotel and vacation rentals, ultimately our rental policies are in place to ensure what we hope to be a harmonious balance between you our valued guests, our neighbors and our community of Okeover.

Bed & Bath Linens: Our cabins are fully equipped with high quality bed linens and bath towels, hand towels, facecloths, tub/shower mats and beach towels.

Bathroom: We provide towels, complimentary shampoo and/or conditioner, soap, and toilet paper and hair dryer.

Parking: 1 parking space is reserved per cabin. Parking is for registered guests only.

Weddings, Events and Groups: Our property is located in a quiet neighborhood. We do allow events such as weddings, receptions, reunions but all units must be reserved and we ask you to ensure you follow our quiet time policy. 

Minimum Age: Renters must be at least 25 years of age or reservations may be cancelled without a refund.

Damage and Excessive Wear and Tear: The person making and paying for the accommodation is financially responsible for the cost of repairs arising from any damage beyond normal wear and tear including but not limited to carpet/floor stains, interior wall damage, appliance repairs arising from improper use, window and window covering damage, permanent linen stains, dry cleaning costs associated with stains, breakage, theft, and any other damage noted on departure incurred, sustained or brought by any person occupying or using the accommodation.

Inclement Weather and Power Outages: We do not offer refunds or transfer dates due to power outages or inclement weather.

Permitted Guests: Only the number of guests including children, listed in your reservation are permitted on the property and may stay overnight. You were advised as to the maximum number of guests permitted at the accommodation and as indicated on our website. If you arrive with more guests than indicated at time of your reservation or have more than the permitted number of guests at the accommodation at any time during your stay, Oyster Beds reserves the right to cancel your reservation immediately and the entire cost of your accommodation rental will be forfeited. Tents, campers or trailers are not permitted on the property.

Lost and Found: Oyster Beds can not be held liable for items lost or left behind. Items left behind will be kept for 14 days. If requested, lost and found items will be returned for a min charge of $25.00

Smoking: For your health and enjoyment, all our accommodations are strictly non-smoking. You may smoke outside the accommodation in the designated area but you are responsible for properly disposing of your cigarette butts. A $300 plus 5% GST cleaning fee will be charged to your credit card if it has been found there was smoking inside the accommodation.

Late Departure Charge: Check-out time is no later than 11:00 prompt.  Unscheduled late check outs will be charged a minimum of $20 plus 5% GST for every hour or portion thereof beyond the stated check out time.

Noise: The noise bylaw requires you to keep quiet time between the hours of 10pm and 8 am. Oyster Beds has ZERO tolerance for noise. Please respect these requirements. If we receive a noise complaint, Oyster Beds reserves the right to charge a $300 fine plus 5% GST and you will be notified to vacate the property immediately without a refund. This policy is strictly enforced. Please be respectful.

Events Beyond Our Control: Oyster Beds is not liable for events beyond our control, which may interfere with the occupancy of the rental property, including but not limited to loss of the property by fire, flood, earthquake, tsunami, or other damage, changes of ownership, termination of management services, changes in the law, or seizure or other loss of the property.  Beyond a refund of all payments made, Oyster Beds assumes no responsibility or liability arising out of the property not being available or suitable.  We assume no responsibility or liability for injury, loss or damage arising out of the use or occupation of the property

Rates: All rates are subject to 5% GST, 8% HST and 3% AHRT. Rates are in Canadian funds and are subject to change without notice.

Acceptance of Rental Terms: By booking our accommodations provided by Oyster Beds you are acknowledging that you have read, understood and accept our rental policies and that you agree to pay the accommodation costs and any associated fees, and you agree to the limitation of Oyster Beds liability.
